Conservation Area Consent

Conservation Area Consent is required if you are proposing to substantially or wholly demolish a building within a conservation area. It may also be required for the demolition of a wall within a conservation area. For further advice please contact the Development Control Team at the address at the bottom of the page.

Prior Notification for Agricultural or Forestry Development

To be used if you need to submit an application for prior notification in respect of agricultural or forestry development.

Prior Notification for Telecommunications Development

To be used if you need to submit an application for Prior Notification in respect of development to which Part 24 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 (as amended) applies.

Prior Notification for Demolition

To be used if you need to submit an application for Prior Notification in respect of development to which Part 31 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 (as amended) applies. Please note that you do not need to submit this application if the building to be demolished is outside a conservation area and is to be demolished as part of a redevelopment scheme to which an extant planning permission relates. For the demolition of a building within a conservation area, Conservation Area Consent (see above) will be required.

Variation or Removal of a Condition

You will need to use this form if you wish to submit an application to remove or modify a condition imposed upon a previously granted extant permission or consent.

Approval of Details Reserved by Condition

You may use this form if you wish to submit details, information,or plans, which are required, by a condition imposed upon a previously granted extant permission or consent, to be submitted and approved by the council. Altetrnatively, such details may be submitted with an accompanying letter.

Lawful Development Certificate for Existing Use or Development

This form should be used if you wish to formally establish whether an existing use or development is lawful. The use of any land or buildings that does not benefit from planning permission will be lawful if it has operated continuously for a period of not less than ten years or if it was 'permitted development'. Development, such as the construction or alteration of buildings, which does not benefit from planning permission will be lawful if it has been substantially complete for a period of not less than four years or was 'permitted development' and is not in breach of any planning condition imposed on a previous planning permission.

Lawful Development Certificate for Proposed Use or Development

This form should be used if you wish to formally establish whether a proposed use or development would be lawful. The use of any land or buildings would be lawful if it does not constitute a material change of use from that existing or if it is 'permitted development'. Development, such as the construction or alteration of buildings, would be lawful if does not constitute development or is 'permitted development'. Consent to Display an Advertisement

Applications for advertisement consent are required for a wide variety of advertisements and signs. However, in the same way some development can be carried out without the need for planning permission, some advertisements and signs benefit from 'deemed consent' and do not require Advertisement Consent. Please refer to our Advice Online page for further information and guidance.

Those signs which do not benefit from 'deemed consent' require express consent from the Council and these signs include:

  • Virtually all posters and hoardings
  • Most illuminated signs
  • Fascia and projecting signs above a certain height
  • Most advertisements not relating to the land on which they are displayed

The relevant legislation and Central Government Guidance relating to advertisements is such that the council can only consider issues of 'public safety' and 'amenity' in considering applications for consent.

Application to replace an extant planning permission, in order to extend the time limit for implementation / Application for replacement of associated listed building and/or conservation area consents in order to extend the time limit for implementation

You should use this form if you have a planning permission (full or outline), listed building consent or conservation area consent granted before 1st October 2009 and which is still extant and has not been commenced, and wish to apply to extend the life of the permission/consent.

Application for listed building consent for alterations, extension or demolition of a listed building

Application for a non-material amendment following a grant of planning permission.

You should use this form if you have a planning permission which has not yet been commenced or which has been commenced and is ongoing but not substantially complete, and you wish to make a minor, non material amendment to the plans.
